Site Preparation
Raw or messy land turned into an organized jobsite your next trade can actually start on.

What site preparation actually is
Getting the property ready so the next phase doesn't stall.
Site preparation is the process of getting a property ready for construction, access, utilities, concrete, drainage improvements, or long-term use. We help clients move from raw or messy land to a cleaner, more organized, and more functional jobsite.
Depending on the project it may include clearing, rough grading, excavation, access improvement, debris removal, pad preparation, layout support, and coordination with whoever comes next.

When a property needs prep work
Most projects come to us at one of these points.
-
You have plans but no usable jobsite
Drawings are ready and the ground isn't. Nobody can stake, form, or pour until the site is workable.
-
Trades keep getting held up
Access, debris, or grade problems stalling the crews who need to start.
-
You know the goal, not the sequence
You know what you're building. We work out what the ground needs first, and in what order, so nothing gets done twice.
-
Subsurface conditions are unknown
Rock, soil, or drainage problems are far cheaper to find now than after the foundation crew arrives.
Sounds like something else?
If the property is still overgrown, start with clearing. If the ground is already open but uneven, that is a grading scope.
How we prepare a site
Three steps, worked in the order the build needs them.
-
We read the site against the plans
Your build plans, access needs and drainage concerns, checked against what's actually out there. Vegetation, debris, slope, rock, soil and access routes all decide the approach and the equipment.
-
We clear and shape it
Anything in the way comes out first. Then we grade, cut and fill to what the next phase needs, bringing in select fill, road base, limestone or topsoil when the site calls for it.
-
We hand it to the next trade
Site left ready for the next construction phase, with access and staging that works and nothing for your builder to fix first.
What can change the sequence: unknown subsurface conditions, heavy rock, drainage issues, or changing field conditions. We flag those before they become change orders.
What drives the price
Prep scope varies more than any other service — here's what moves the number.
Site preparation is usually quoted after photos, plans, measurements, or an onsite visit, because the same acreage can be two very different jobs.
-
Site size and complexity
How much ground, and how many phases it has to support.
-
Access for equipment
How easily machines and trucks get on and off.
-
Terrain and rock
Slope, soil, and how deep the limestone sits.
-
How much clearing and grading
Whether we start from raw land or partly open ground.
-
Material needs
What has to come in, and what has to leave.
-
Estimates are free. Projects with unknown subsurface conditions, heavy rock, or drainage issues may need flexible pricing or a change order — we will tell you that up front, not halfway in.
What prep connects to
Most site prep scopes include at least one of these.
